It's simply the total price divided by the total square footage of the property, giving a normalized figure that lets you compare properties of different sizes on a common basis.

Standard practice uses interior finished living area (square footage inside the home), not lot size, since price per square foot is meant to compare building value, not land value. Mixing lot size into the calculation produces a misleadingly low, non-comparable figure.

Price per square foot is heavily influenced by location, lot size, finish quality, age, and amenities, so it should only be used to compare genuinely similar properties in the same neighborhood. Comparing across different areas or property types often produces misleading conclusions.

Not necessarily — smaller homes often have a higher price per square foot than larger ones because certain fixed costs (kitchen, bathrooms, land) are spread over less space. A lower figure needs to be weighed against condition, location, and layout, not treated as an automatic bargain signal.

Convention varies, but most appraisers count only above-grade, finished living space and exclude garages and often unfinished basements. Be consistent with local appraisal practice when comparing your figure to listings, since including extra space you shouldn't will understate your true price per square foot.
