What is the taxable gain based on?+
It's generally the sale price minus your cost basis, where the cost basis is the original purchase price plus qualifying capital improvements and certain buying/selling costs. Routine maintenance and repairs typically don't count toward the basis, only genuine improvements.
Why does the calculator ask how long I've owned the property?+
Holding period often determines the tax rate applied — many jurisdictions tax gains on properties held longer than a set threshold (commonly one year) at a lower long-term rate than gains on properties sold sooner, which are taxed at higher short-term or ordinary rates.
Does a primary residence get treated differently from an investment property?+
In many jurisdictions, yes — a primary residence often qualifies for a significant exclusion on gains up to a threshold if certain ownership and use conditions are met, while investment or rental properties typically don't get that exclusion and are fully taxable on the gain.
How do capital improvements reduce my tax bill?+
They increase your cost basis, which directly reduces the taxable gain dollar for dollar. Keeping records of major improvements (a new roof, an addition, a renovated kitchen) over your ownership period can meaningfully lower the calculated gain when you eventually sell.
Should I rely on this calculator's number for my actual tax filing?+
